Situated in the centre of the historic town of Warwick and adjacent to a woodland park, the vision was to provide the local community with a new and much-needed medical facility to meet the current and future demand for improved services to be operated by the Priory Medical Centre and Dudley Taylor Pharmacies Ltd.
Having been appointed at RIBA Stage 3 to undertake cost planning, extensive value engineering, and contractor procurement we were retained by the client as employers agent to administer the contract and protect their brand and balance sheet integrity through to project completion.
As trusted advisor we managed this design and build contract for work including, the demolition of a former police station and associated outbuildings, site clearance, the design and build of a new three-storey medical centre, and installation of associated utilities and drainage. All undertaken in a conservation area.
During the groundwork phase historically significant archaeological finds dating back to the Saxon period were discovered, temporarily halting the works. Our collaborative and effective engagement with all stakeholders ensured time and cost impacts were mitigated.
The local community is now benefiting from a state-of-the-art healthcare facility that includes twenty new consulting and five treatment rooms that enhance patient outcomes and the user experience.
The inclusion of on-site facilities for minor operations in the scheme has enabled more timely and effective care, reduced waiting times, and the need to travel to other locations. Plus, the new pharmacy ensures that patients have convenient access to medications, further streamlining their healthcare experience.
