C75 at Pilot Business Park, Coventry, is a Grade A, 75,000 sq ft logistics facility located in the heart of the UK’s ‘Golden Triangle’, a prime area for logistics and distribution.

Commissioned by Chancerygate, the developer, we acted as employers agent and principal designer to ensure their interests were protected, risks were proactively managed and statutory obligations fully met.

Our deep sector knowledge and experience added significant value to a client embarking on expansion in the urban logistics market. The project, which was forward sold to M&G Real Estate, delivered a strategic asset for the institutional investor, a high-quality facility for the tenant, and a healthy return on investment for the developer.

A benchmark in sustainable urban logistics

The scheme was designed and delivered to a BREEAM ‘Very Good’ standard and received an IAS award.

The steel framed industrial unit includes 4,000 sq ft of high-quality office space, eight dock-level loading bays, four level-access doors, and a 50m secure yard.

With immediate access to the M1, M6, and M45 motorways and proximity to Jaguar Land Rover and Coventry Airport, the site offers exceptional connectivity for national and international operations.
