Greenwoods are providing Project Management and Quantity Surveying Services to Whittington Heath Golf Club (WHGC) to deliver a major project resulting from the High Speed 2 Rail Project (HS2).

The HS2 line runs directly through the middle of the golf course which is a high quality long established course on ancient heathland. In addition to the loss of five holes, the historic clubhouse, a grade 2 listed building, will be demolished.

WHGC have negotiated with HS2 for an equivalence approach to the project, this being a replacement provision of new equivalent facilities, rather than merely a financial compensation for the loss of land or buildings. As such Greenwoods are working for the Club in partnership with HS2 to provide 5 completely new holes on adjacent land, deliver a completely new clubhouse with associated leisure facilities, restaurant, bars, etc. and associated car parking and extensive external works. As well as the new holes, many of the retained holes are also realigned or have new greens provided. Greenwoods are leading negotiations with HS2 to agree ‘equivalency principals’ in order to secure the project scope and budget. This includes negotiation with the District Valuer.

As well as traditional PM/QS services, Greenwoods are acting as lead negotiator with HS2, monitoring all club compensation costs including internal administration costs, fees, legal costs, etc.

The project has both a clubhouse architect and a golf course architect and a large team of specialist professionals in particular dealing with the complex ecology and mitigation works required, as well as irrigation, landmodelling/shaping, etc. required for the new course, so project co-ordination is a significant undertaking.
